Access Statement for DOLPHIN HOUSE STUDIOS
Introduction
Dolphin House provides self-contained accommodation at garden level with independent access, the rooms each having a door directly from the garden. .
Pre-Arrival
• Dolphin House is situated in a quiet residential street approximately ten minutes walk from the railway station, and about ten minutes walk to the cathedral in the centre of town, where there are numerous shops and restaurants.
Arrival & Car Parking Facilities
• There is level off-street parking on the gravel drive, and/or parking permits to park in the road (dependent on how many cars are staying at the time). There is plenty of space and there are automatic lights in the drive and around the side of the house at night. Access is via the side of the house, through a gate with security code, then either down a short flight (10 steps) of garden steps or down a grass slope, and then down another short flight of seven steps to the rooms. There are no handrails. We are therefore not suitable for wheelchair users, or people with serious walking problems.
Main Entrance, Reception & Ticketing Area
• Guests come to our front door on arrival, and they are shown around the side of the house to their rooms. Arrival times must be organised in advance as we cannot guarantee to be at home if guests arrive unexpectedly. Once guests have been shown their rooms, and given their keys, they can come and go at all times. Help can be provided with luggage. We have four cats so please consider the stress this will cause if you wish to bring a guide dog.
Public Areas - Hall, Stairs, Landing, Corridors etc
• Each room has a step up and then down at the front door, but once inside the accommodation there are no steps - the rooms all have fitted carpets with rugs and the bathrooms have ceramic tiles on the floor.
Public Areas - Sitting room, lounges, lobbies etc
• The two rooms connect to a hall, where there is a desk displaying tourist information, and to the shared kitchen. The hall is carpeted, with a rug, and the kitchen has a lino floor. The kitchen is well equipped with electric cooker, fridge, kettle, microwave, iron and ironing board, plus all crockery, glassware, cutlery, saucepans etc.
Public WCs
• There is no public wc, as the 2 letting rooms are ensuite with lavatories
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe
• There is no independent breakfast & dining facilities for guests since the letting rooms have ample facilities in this respect. Each room has a dining table and chairs, where breakfast or other meals can be eaten at the guests leisure. The continental breakfast is prepared and left in the separate kitchen the night before, and guests carry it through on trays. In summer guests may care to take their breakfast out to the terrace adjacent to their rooms where there is seating and umbrella.

• There is a sunny terrace outside the guest rooms with a wooden table and four chairs, and also a small table and two chairs immediately outside each room.

Bedrooms & Sleeping Areas
• The double bedroom has a king sized pocket sprung bed, with feather and down duvet and mostly 100% cotton bedding (a polyester duvet is available on request). The pillows are one feather and one polyester per guest. There is plenty of space on either side of the bed and reading lamps on each side.

• The bedrooms also have a two seater sofa, and a table and two chairs each, where guests may eat or work.
• Each room also has a colour television with remote control, a radio alarm clock and a hairdryer.
Bathroom, Shower-room & WC [Ensuite or Shared]
• The ensuite bathrooms are a good size, with bath with electric shower over, wc and wash hand basin. The floor is ceramic tiled and there is a heated towel rail and a light over the basin with shaver point.
Self-Catering Kitchen
• The small kitchen is shared by the two rooms, and is perfect for snacks and drinks. It is equipped with electric cooker, microwave, fridge and plenty of crockery, cutlery, glasses, saucepans etc. Everything is at worktop height or below. The taps are not disabled type taps.

• Guests collect their breakfast from the kitchen each morning. A tray is laid for them with cereal bowls, plates, glass for juice, cutlery, sugar bowl, butter, jam and marmalade. Guests then help themselves to tea and coffee, orange juice, cereals, brown or white bread, croissants, eggs, yogurts. Fresh fruit salad is also available but must be ordered the night before.

• We have a large sunny south facing garden mainly laid to lawn with borders around the edge.
Additional Information
• No smoking. Security and privacy is a high priority with a coded gate giving access from the drive around to the guest accommodation at the rear of the property. Floodlighting is automatically triggered at night, not only over the drive but also right around to the rear of the building and to the accommodation. Fire instructions are clearly given in each room, advising guests to escape by their own door direct to the garden or if that is blocked for any reason by the internal staircase to the upper floor. There are smoke detectors in the rooms, and an emergency torch and small fire extinguisher in the hall. There is no gas supply in this part of the building for safety reasons, and heating to the rooms is by night storage heaters. Electcric circuits are governed by modern cut outs.
